Level 1: Condition Report
A professional and objective report on the condition of the property, its services and grounds at an economic price. This is better suited to conventionally built, modern dwellings in satisfactory condition.
Level 2: Homebuyer Report
A focus on assessing the general condition of the main elements of a property. This is an intermediate level of service. Advice is given about repairs and any ongoing maintenance issues.
This suits a broader range of conventionally built properties.
Level 3: Building Survey
A more extensive detailed assessment of the property, its services and the grounds. The elements and parts of the property are described and assessed in terms of risks and potential hidden defects, probable causes, scope of remedial works and likely consequences of non-repair.
This will suit any domestic residential property in any condition.

When purchasing a property with a mortgage the lender will arrange a valuation of the property, at your cost. This is to safeguard their interests relating to the property as security for the loan. It does not provide a report on the condition of the property, nor does it address any concerns you may have as the borrower and purchaser. In fact you may not even see the valuation report. Whereas, an independent residential survey is specifically designed for the purchaser to gain a comprehensive understanding of the condition of the property. This will include guidance on any specific concerns or requests.
